No, its not what you think. It's not like the 5 minute rule when an oreo falls onto the floor, you look around, see if anyone is looking and then proceed to eat it. The 24 hour rule is a rule set forth by my client, the owner of a home I have listed. The seller is able to dictate the showing instructions. That means, if the seller doesn't want the house shown between the peak hours of 5-7pm, then it doesn't get shown. All instructions get relayed to the showing desk which takes the appointments. As an agent, I can work around a lot of the instructions whether they be from my seller or a buyer who's home I am showing. One of my listings has specific instructions that the house can only be shown with 24 hours notice.
I can't get over the number of phone calls I get from agents who ask me to "get them in" despite the 24hrs notice. I don't think planning a day ahead to show a house is too much to ask. Today I got a call from a Broker's assistant who wanted me to get her Broker into the house. She told me that she called the showing desk, they told her about the 24 hours and she proceeded not to make the appt. She then called me to see if I could get her Broker in, despite the notice. Her Broker probably felt strange about it, that why she had her assistant call!
Don't these people know that selling clients have lives too? Many times they have specific and personal reasons behind the instructions and they should be respected.

I've been looking at possibly buying a house sometime in the next year providing the economy isn't a total wreck by then. I've been reading through a lot of stuff on what it takes to purchase a house, so I am aware of the ins and outs of it.
